First Home Buyer Concessions by State (2025 Updated)

Full Exemption Thresholds:

  • NSW: Up to $800,000 (homes), $350,000 (vacant land)
  • VIC: Up to $600,000 (all properties)
  • QLD: No cap for new homes (from May 2025)
  • SA: No stamp duty for new homes (from June 2024)

Partial Concession Limits:

  • NSW: $800K-$1M (homes), $350K-$450K (land)
  • VIC: $600K-$750K (sliding scale)
  • WA: Up to $500K (homes), $450K (land)
  • TAS: Up to $400K (full), $600K (partial)
  • NT: Up to $385K (full), $650K (partial)
  • ACT: Up to $500K (full), $750K (partial)

Note: Queensland and SA have removed stamp duty caps for new homes. NSW concessions apply to both new and existing homes. VIC offers additional off-the-plan concessions. Always verify eligibility requirements with official sources.
